The neighborhood average
Every listing within the area, all counted the same. What most pricing tools use.
True Comps
Guests don't compare you with every listing nearby. They compare you with the 20 to 30 that look like yours. Sentinel finds them, shows you where you stand against them, and uses them to price you.
Why it matters
A neighborhood average mixes your three-bedroom with studios, budget rooms and luxury villas. If that average is filling up, it says nothing about whether the listings a guest is weighing against yours are filling up. True Comps narrows the field to the ones that matter.
Every listing within the area, all counted the same. What most pricing tools use.
The 29 a guest would actually put next to yours. What Sentinel uses.
Two 200-dot panels compare the neighborhood average with the true comp set. Each has a dark dot for your listing at index 97. The neighborhood panel has 199 grey dots. The true comp panel highlights 29 competitors in purple and leaves the other 170 grey.
How the set is picked
199 listings
Sentinel looks at every active listing around yours, not a sample.
29 kept
Size, guest count, property type, distance, review quality and price band. The ones that don't look like yours drop out.

Disagree with a pick? Remove it, add one you know competes with you, and the set updates.

Relative to the set median · priced above 25 of 29
You charge 45% above the set median and book 23 points below it. That gap is what Sentinel prices into.
A view, not a workspace
Sentinel's whole point is that you don't run a portfolio from dashboards. This page exists to show the work: the listings the algorithm compares you with, and the signals it weighs that your dynamic pricing engine doesn't. Their occupancy. Their prices. Your rating and review count. How far ahead each listing books. How you did last year. All of that lands in your queue as a card: approve, snooze or decline, and move on.
Night by night
The full set as a calendar. When most of your true competitors are booked for a night and you are not, that night is underpriced. When they are open and you are too, the problem is somewhere else.

Questions
A listing a guest would realistically put next to yours when deciding where to book: similar size, guest count, type, location and quality. Sentinel keeps 20 to 30 per listing.
Yes. Remove a listing you don't consider a competitor, or add one you know competes with you. The views and the recommendations follow your edits.
Most pricing tools price you against an average of the listings nearby. For what we can see, their comp sets are for reporting and do not set the price. Sentinel uses your true competitors as an input to its recommendations.
No. Sentinel sits on top of PriceLabs, Wheelhouse and your property management system. Approved changes go back to your pricing tool.
No. The view is there when you want to see why a recommendation says what it says. Day to day, Sentinel turns all of it into cards, ranked by urgency and money at risk, so you act without opening a dashboard.
We'll build the true comp set for a few of your listings and walk you through where they stand.
